Imaginar um lugar entre parece uma contradição em si. Se um lugar é um espaço com algo que o diferencie de outro, a ideia do entre estabelece uma zona de suspensão que borra os limites entre distintos. Uma certa beleza pode emergir do encontro entre distintos.
 
São Paulo, com sua paisagem marcada por contrastes e lógicas opostas — como o traçado racional de suas vias frente à fluidez natural de seus rios —, configura-se como um território que desafia definições rígidas. É nesse contexto que se insere o projeto da nova sede da agência WPP, na Vila Leopoldina, região simbólica da transição entre a produção artesanal e a produção industrial.

A intersecção entre o fazer manual e o fazer industrial informa a concepção do projeto. Sua estrutura de concreto pré-fabricado combina peças seriadas, como pilares e vigas, com elementos que abarcam técnicas artesanais, como empenas moldadas manualmente sobre camas de areia. Apesar do raciocínio industrial, as peças mantêm imperfeições comuns à natureza do concreto. As empenas, em especial, reiteram a presença humana do fazer que todo trabalho carrega, com texturas que evocam paisagens distantes da realidade de uma fábrica.

Imagining an in-between place seems inherently contradictory. If a place is defined by what distinguishes it from another, the concept of the in-between creates a suspended zone that blurs the boundaries between distinct entities. In this regard, a certain beauty may arise from the encounter of differences.

São Paulo — a city defined by contrasts and opposing dynamics, such as the rational layout of its streets versus the natural flow of its rivers — emerges as a territory that resists rigid definitions. It is within this context that the new headquarters of the WPP agency is situated, in the Vila Leopoldina neighborhood, a symbolic area representing the transition from artisanal to industrial Brazilian production.

The intersection of craftsmanship and industrial processes informs the design concept. Its precast concrete structure blends standardized elements—such as columns and beams—with components crafted using artisanal techniques, like load-bearing walls molded by hand over sand beds. Despite its industrial framework, the components retain the imperfections inherent in the nature of concrete. The walls, in particular, emphasize the human presence in every act of labor, with textures that evoke landscapes distant from the industrial context.

A estrutura do edifício se organiza pela repetição modular em um grid de 11,25 metros, com pilares, vigas e lajes, e núcleos de circulação conformados por empenas, o que garante a estabilidade de todo o conjunto. A estratégia permite a concepção de um edifício de aproximadamente 5 pavimentos, sem uma forma definida, que se acomoda ao amplo programa, à escala do terreno, à dinâmica de construção e ao contexto existente. Tal arranjo possibilita gerar uma série de terraços em diferentes níveis, propondo espaços que fazem a mediação entre a paisagem interna (do edifício) e a paisagem externa (da cidade), o que se desdobra até a cobertura. Algumas exceções geram ajustes na lógica estrutural da repetição, como níveis intermediários para estacionamentos e áreas técnicas, bem como a necessidade de um auditório, a conformação de vazios internos e as galerias que conectam os três diferentes núcleos.

Uma cortina metálica perfurada envolve a estrutura como um véu, criando espaços de transição entre interior e exterior. Do mesmo modo, superfícies de vidro conformam os volumes do térreo, desordenando nossa percepção de interior e exterior. Colocadas entre jardins, as peles transparentes que limitam fisicamente o espaço também absorvem e distorcem seu entorno, borrando as margens entre edifício e cidade.

O projeto se integra ao território por caminhos livres no térreo, promovendo uma relação fluida entre rua e edifício. A gradação de níveis organiza o acesso aos espaços internos, enquanto a elevação do térreo protege a construção de inundações. A fluidez do espaço é corroborada pela presença da vegetação periférica e do relevo artificial que adentra o terreno e se consolida em três grandes jardins.

The building's structure is organized around the modular repetition of an 11.25-meter grid, with columns, beams, slabs, and circulation cores supported by load-bearing walls, ensuring the overall stability of the structure. This approach enables the creation of a formless five-story building that adapts to a wide range of programmatic needs, the scale of the site, construction dynamics, and the surrounding context. This arrangement generates a series of terraces at different levels, creating spaces that mediate between the internal (building) and external (city) landscapes, culminating at the rooftop. Some exceptions lead to adjustments in the structural repetition logic — such as intermediate levels for parking and technical areas, the need for an auditorium, the creation of internal voids, and galleries that connect the three different cores.

A perforated metal curtain wraps around the structure like a veil, creating transitional zones between the interior and exterior. Similarly, glass surfaces define the ground-level volumes, disrupting the perception of inside and outside. Positioned amidst gardens, these transparent layers physically enclose the space while absorbing and distorting the surrounding environment, blurring the boundaries between the building and the city.

The project integrates with its surroundings through open pathways at ground level, fostering a seamless relationship between the street and the building. The gradation of levels organizes access to internal spaces, while the elevated ground floor protects the structure from occasional flooding events. Spatial fluidity is further enhanced by surrounding vegetation and artificial topography, which extends into the site and culminates in three expansive gardens.
